  1. Explanation and Education
    Explain listing forms, agency laws, and the details of listing your home such as preferred method of communication, showing instructions (explain MA Pass), feedback, exclusions and timing of all necessary tasks involved in getting your house on the market.

     
  2. Preparation Consultation
    It is important to properly prepare your home for the market.  I am able to offer you my 20 years of expertise in interior design coupled with my extensive knowledge of the real estate market.  I know what buyers expect in today’s market! 

     
  3. Title 5 Supervision
    Arrange and oversee title 5 septic inspection if applicable and any other work that will need to be preformed prior to listing.
      
  4. Professional Marketing Services
    1. High resolution, professional photography
    2. Professional brochures and detailed feature sheets (see examples)
    3. Provide an exclusive property website i.e.: www.yourpropertyaddress.com featuring your property. This web site address will be advertised on all marketing materials and all hits will be tracked.
    4. Periodic e-mail blast flyers to my contacts and top agents in area.
    5. Virtual or video tour will be posted to listing on MLS and Realtor.com. 
    6. Floor plans including room sizes will be posted on MLS and Realtor.com (with your permission) and will be included on feature sheets
    7. Direct Mail “Introducing” postcards to surrounding neighborhoods
    8. Input all information & Photos into MLS and all major internet sites; such as SothebysRealty.com, Boston.com, Zillow.com, HomeGain.com, ActiveRain.com, Realtor.com, Craig’s List, etc. Your listing will receive Global internet exposure resulting in more virtual showings.(see online marketing plan)
       
  5. Seemless, Pain-Free Home Showing Process
    Finalize procedures and instructions for scheduling showings.  I use a service called MAPass to schedule and keep track of all showings as well as provide a platform for feedback. You will have access to this web site.

     
  6. Home Maintenance Procedure Implementation
    Set up procedures for up keep during marketing such as shoveling walkways and decks to keep the exterior fully accessible.

     
  7. Complete Broker Network Exposure
    Schedule a broker tour/luncheon to bring as many agents through as possible and listen to feed back.

     
  8. Public Open Houses
    Schedule a public open house if desired, when applicable, and listen to feed back.

     
  9. Consistent Communication
    Strong, consistent communication is important.  I will bring you up to date on feedback and keep you informed of showings and the local market conditions.  MA Pass will schedule showings and get feedback from showing agents. 

     
  10. On-going Evaluation
    After 2 weeks on the market we evaluate activity and feedback.

     
  11. Expert Negotiation Skills
    Once an offer is presented I will help you to negotiate the highest price and best terms.

     
  12. Pre-Approval Validation
    Check on validity of the pre-approval letter submitted with the offer.

     
  13. Scheduling and Issue Awareness
    Schedule and attend all home inspections (including title 5) in order to have first hand knowledge of any issues that may arise. (Some listing agents choose not to attend home inspections)

     
  14. Timeline, Task and Dedaline Management
    Track all deadlines and dates in Purchase and Sale agreement. Time is of the essence, so it is important that I keep a close eye on deadlines for any contingencies written into the offer to make sure those are met.

     
  15. Full-scale Project Management
    Arrange and oversee all final readings and smoke/co detector certification through the fire dept.

     
  16. Personal Attention and  Attendance
    Attend closing and make sure all paperwork is completed and signed by all parties prior to close.
